Guardians of the Urals

The Strazhi Urala towers are a complex of two high-rise buildings, which, perhaps, will be erected in the center of Yekaterinburg based on the Yekaterinburg folklore within the Yekaterinburg City business district [1] . Content

Project History

In March 2006, the project “Guardians of the Urals” was presented at one of the most prestigious world exhibitions in the field of real estate MIPIM-2007, which took place in Cannes , and received high marks from experts [2] .

Initial preparation of the area for the construction of the complex began in September 2007 , when trees were cut down, the buildings of the former cancer department were demolished, and by 2009 the area was fenced. It was originally planned that the construction of the north tower was supposed to be completed in 2010 , the tower - in 2011 , but these dates were postponed indefinitely.

In May 2015, due to lack of funding, a final cancellation of construction was announced. At the construction site of the Sentinels of the Urals, it was announced the construction of an underground parking for the needs of the 2018 World Cup [3] .

On August 24, 2015, an auction for construction was held and a service provider was determined. The auction was won by Profit [4] [5] .

On May 12, 2017, the construction of the 4-star Hyatt place hotel [6] began on the site of the Ural Sentinels. On June 1, 2017, a time capsule for posterity was laid in front of the hotel under construction [7] [8] . In November 2018, Hyatt Regency Ekaterinburg replaced the general contractor. The hotel class has also changed from “business” to “business plus”. In practice, this means that the design and layout [9] [10] will change.

Features

The height of the north tower will be 218 meters, and the south - 195 meters [11] . The total area of ​​the complex will be 300,000 m². It will include office and residential premises, as well as a large shopping center [12] . Stylobates will occupy an area of ​​about 91 thousand m², of which 37 thousand m² are allocated for the construction of car parks [2] .

Most of the space in the buildings will be given for class "A" offices. The last seven floors of the towers will house apartments, and another 3-4 floors will be given over to luxury apartments . In addition to residential and office real estate, within the framework of the complex, it is planned to build a shopping and medical center, an art gallery, underground and aboveground parking lots for 1,800 places.

Owners

Among the founders of the project is the government of the Sverdlovsk region [13] . It will have a ten percent share in the project, the remaining 90% is distributed between legal entities [2] .

Influence on urban development

The project provides for drastic adjustments to the layout of city streets: the connection of Lenin Avenue and Tatishchev Street , the reconstruction of several road junctions, the deconstruction of Kommunarov Square and the park adjacent to it, the transfer to the new place of the Eternal Flame and the monument to the heroes of the civil war.

In September - October 2008, a scandal broke out in connection with a change in the concept of the South Tower [14] . The construction deadlines have been repeatedly postponed: the director of Urals Guardians said that the construction of the North Tower will be completed in the IV quarter of 2011 , and the construction of the South Tower will be completed only by the end of 2012 [15] . However, in May 2009, all construction work was completely stopped, only trees were cut down at the site and the area surrounded by a fence, more work is not ongoing [16] .
