Description
This series was developed on the basis of the P-3 and P-3 m series to better meet the modern requirements for the comfort of residential buildings . Compared to the P-3M series, the total number of storeys of the building was increased (up to 23) with almost the same dimensions of the ordinary section, the number of four-room apartments was increased, the space-planning decisions of the apartments were improved, the loggias were added and the facades were changed. The entrance group of entrances was also rebuilt, which was moved within the dimensions of the building. An external ramp was added to the entrance group, and the entrances to the elevators were located on the same level as the lobby for accessibility by low-mobility groups. On the ground floor, the project provides for the placement of a concierge room with a bathroom. Compared to the houses of the PZ series, the area of apartments is increased by 15%, a third elevator and an automatic smoke removal system were also added.
The P-3 series initially had a large margin of safety, which allowed to increase the number of storeys of the building in modifications without changing its design scheme. So, by the mid-eighties, the building of the sixteen-story building was made seventeen-story, and already in 1989, the experimental construction of the 22-story building of this series was completed. The crown of these modifications was the twenty-three-story series P-3M-7/23.
As in the P-3 and P-3 m series, there are a lot of load-bearing walls inside the apartments, which does not allow to significantly change the layout during the repair of the apartment. However, there were more non-bearing partitions (especially in two-room apartments). Since the houses of this series were mainly built after 2007, after which they were designed with protection against progressive destruction, the implementation of openings in the bearing walls in them is prohibited by the author of the house project. Such affecting the load-bearing walls, they claim, violates the building's protection from progressive disturbance. For the same reason, it is forbidden to dismantle even window-sill blocks of window-door openings when accessing a balcony or a loggia. The aperture in the load-bearing wall may only be performed if a special pre-defined niche is made in this place.
