Four Winds ( Eng. Four Winds Plaza , previously - Di Fronte De La Casa ) - a multifunctional complex in Moscow , located in the Tverskoy district . History

Construction of the complex began in the early 1990s, but the 1998 crisis prevented completion of the project on time [3] [4] . Four Winds was commissioned in December 2007 [5] . The developers of the project were AFI Development and ST Group (until 2007, Snegiri Development) [6] [7] [8] . In 2011, the business center was recognized as the most successful office building in the competition "The Best Project of 2011 Implemented in the Field of Construction and Investments", the organizers of the competition were the Department of Urban Planning of the capital, the Association of Capital Investors and the Moscow Architecture Committee [9] . In 2012, the complex was included in the ranking of the ten most beautiful office buildings according to Cushman & Wakefield, Colliers International, CBRE, Praedium ONCOR International, SA Ricci [10] . At the end of December 2012, the complex was sold to the Millhouse consortium controlled by Roman Abramovich and Eugene Shvidler . The deal amounted to approximately $ 370 million [11] [12] [13] .

Description

The architectural design of the building was developed by the Mosproekt-2 workshop. Interior designs were developed by the American architectural bureau NBBJ [14] .

Twin Center

The business center is a ten-story building built in the avant-garde style [15] . The facade is made of pink glass with mirror coating, manufactured by AGC Glass Europe [2] [16] . The total area of ​​the business center is 28 308 m², of which 21 267 is rented [5] [17] . There is underground parking for 146 cars [6] [7] .

Tenants of the business center are such companies as Imperial Tobacco , Moody's , Barclays Capital , Total , Starbucks , Bahetle and others [18] [19] . Experts consider business centers located in the Mayakovskaya - Belorusskaya area to be the most expensive segment of the commercial real estate market in Moscow [20] . As of mid-2015, almost 30% of the space was free in the business center [21] .

Residential complex

The complex with a total area of ​​47,000 m² consists of two three-section buildings with a height of 9-10 floors. It has 108 free-standing apartments and two penthouses, as well as a fitness center, retail space and a three-level underground parking for 321 cars [14] [22] .
