Description
The possession of the hereditary honorary citizens of the Lopatins is an example of the Silver Age urban manor ensemble. It was owned by the family until the October Revolution , after which it was requisitioned.
The estate included the main house, three outbuildings behind it and a neoclassical pavilion in the garden. The main house, reconstructed in 1901 according to the project of the architect and civil engineer of Polish origin Wilhelm-Franz Kowalski [1] , 14 years later acquired several more floors. Household buildings, including the garden pavilion, were erected in 1911 by the author of a number of apartment buildings and other buildings in Moscow, Konstantin Burov .
The Garden Pavilion is an example of pre-revolutionary architecture of small forms. The columns of the Tuscan order serve as a support for the cornice with embossed medallions , their rhythm is supplemented by pilasters .
Current status
In the 2000s, the investor LLC InvestStroyCom planned the commercial development of the entire site. In 2005, these plans were approved by the Moscow Government - by order of the mayor of the city, Yuri Luzhkov, it was prescribed to resettle the house and demolish all the buildings of the estate for the construction of an 8-storey residential building - "urban development complex with the International Cultural and Business Center named after Yu. A. Gagarin ” [2] .
In 2008, Luzhkov’s order was extended by his deputy Vladimir Resin - ignoring the fact that the estate had been declared for state protection by this time (the People's Artist of Russia Sergey Nikonenko became the applicant). Soon after, part of the ensemble was illegally demolished (the builders had only permission to collect garbage) [3] , the main house and the pavilion remained untouched. The investor was not allowed to continue the demolition by the actions of the residents of the house and city defenders [4] .
In 2013, the Moscow Government adjusted the previous resolution, but left the investor in the project. In April 2014, the garden pavilion and the garden itself were included in the register of regional monuments [5] . However, nothing has changed on the spot: the piles of bricks left after the demolition of the glacier and the ruins of the garden pavilion are covered with nets.
In February 2016, state registration of property rights to the object “Garden Pavilion with a Garden” [6] was still underway. In June 2016, by order of the Department of Cultural Heritage of the city of Moscow, a safeguard obligation was approved [7] , and in September, the city authorities invited investors to restore the cultural heritage object and obtain the long-term lease right under the 1 ruble per m² program [8] . According to the results of the auction [9] held in June 2017, the right to lease was received by Alfa Group LLC [10] .
Up to 4.5 years are allotted for repair and restoration work. The location of the pavilion, the volumetric-spatial composition, the material and the character of the carpentry fillings of window and door openings, the color scheme of the facades, the design and material of the preserved fragments of the walls should remain the same [10] . In August 2017, the Act of State Historical and Cultural Examination of design documentation for the conservation of the monument was submitted for public discussion [11] . The almost lost garden pavilion of the Lopatina estate has been completely restored in less than a year and is at the stage of transition to the rate of preferential rents, a representative of Alfa Group LLC said in early 2018. The tenant intends to place a cafe or coffee shop in the restored building [12] . In June 2018, the Moscow Department of City Property transferred the monument “Garden Pavilion with a Garden” to a reduced rental rate. [13] . By the summer of 2018, the Garden Pavilion was restored, it houses a flower shop.
