Yandex.Real Estate is a real estate rental and sale announcement service launched by the Russian company Yandex in 2010. One of the largest online classifieds in real estate in the country [2] . In the organizational structure of the Real Estate company, together with Avto.ru and Yandex.Rabota , it forms the direction of Yandex.Vertical ads services [3] .

History
"Real Estate" was developed in the St. Petersburg office of Yandex and launched on December 14, 2010 as an aggregator of advertisements for the sale or lease of residential real estate [4] . First of all, the service was launched in Russian millionaires and other large cities [5] . Until 2014, he only aggregated information from classified sites , showing the headings of ads and redirecting the user to the partner’s site to view detailed information about the property. Built-in algorithms sifted out potentially false ads - merged duplicates and enriched with data from Yandex.Maps [6] . In the spring and summer of 2014, "Real Estate" began to experiment with showing the full texts of ads of individual agencies [7] .
By the end of 2014, the monthly audience of Real Estate approached 2 million users, and Yandex began to move from aggregation to self-placing ads [8] . In October 2014, a search appeared on the site for new buildings in St. Petersburg and the Leningrad Region , in December the site opened up the possibility for end users to publish announcements themselves, and in February the section of new buildings became available for Moscow and the Moscow Region [9] [10] [11] . At the end of September 2015, "Real Estate" refused to aggregate ads in the Moscow and St. Petersburg regions and focused on working with suppliers of ads - real estate agencies, agents and owners [12] . In May 2016, a section of commercial real estate appeared on the site with paid placement of announcements, and the number of partners of the site was supplemented by agencies specializing in non-residential premises [13] . In July, as part of the restart of the RBC Real Estate project, RBC Holding integrated Yandex.Real Estate on its website [14] . In the summer and autumn of 2016, "Real Estate" refused to aggregate ads in the other regions of presence - Rostov-on-Don and the Rostov Region , Krasnodar Territory , the Republic of Udmurtia , Naberezhnye Chelny , Tula , Tomsk , Samara , Yekaterinburg and the Sverdlovsk Region [15] [16 ] [16 ] ] [17] [18] .
Mobile Applications
In September 2015, Yandex introduced the Yandex.Real Estate app for mobile devices running iOS and Android [19] . In terms of functionality, the application did not differ from the site. Data synchronization between the web version and mobile devices was implemented through an account on Yandex.Mail [20] . In October 2017, the Russian quality system presented a study of mobile applications in the "Real Estate" category for 120 indicators related to functionality, performance and usability. Yandex.Real Estate was named the best thematic application for iOS and took the second place among Android applications [21 ] .
Functionality
The search for real estate on the site and in applications is available without registration, and to place ads you need an account on Yandex.Mail [10] . In the database "Real Estate" there are objects of the primary and secondary market, posted by owners and agents, and there is a filter for screening ads from intermediaries [22] .
Since February 2016, in the framework of cooperation with the Moscow Department of Information Technologies, “Real Estate” has been monitoring the availability of the necessary permits for Moscow developers and the compliance of share agreements with the norms of law No. 214-FZ “On participation in shared construction of apartment buildings and other real estate” [23] . Since April 2017, the service marks Moscow houses included in the housing renovation program and allows them to be excluded from the search or, on the contrary, to search for objects only in houses planned for resettlement [24] . Since November 2017, 3D tours of new buildings in St. Petersburg and the Leningrad Region have become available at Nedvizhimost [25] .
In 2015, a “replacement number” appeared in Real Estate, that is, a temporary number related to the region where the property is located. For example, in the cards of new buildings, the “replacement number” is highlighted with a bright yellow button, and the developer, agencies and other sellers who have the right to sell apartments in this complex, in auction mode, vie for a call from a potential buyer [26] [27] . Also, the seller can use the “substitution number” service to protect his real number from unwanted calls and SMS mailings [28] .
In April 2018, layers appeared on the Real Estate map with information about the development of the transport network (based on Yandex.Transport information), infrastructure availability, taking into account the number of kindergartens, schools, clinics, sports centers (based on Yandex.Mart materials) ), and air quality (according to Aerostate) [29] [30] . In October 2018, Real Estate published heatmaps of housing prices in Moscow and St. Petersburg, which allow comparing average prices per square meter and average rental cost [31] .
Monetization
Placing ads in the Real Estate database is free, and the service earns on additional services [26] .
