City of capitals

“City of Capitals” is a complex of two high-rise towers: “Moscow” (73 floors) and “St. Petersburg” (65 floors) with an 18-story connecting part on the 9th section of the Moscow-City district. Construction began in 2003, but was soon frozen after changes to the design of the complex. In 2005, resumed. Construction was completed at the end of 2009. The Moscow Tower was the tallest building in the Commonwealth of Independent States until December 1, 2011, when monolithic work on the skyscraper Mercury City Tower was completed .

Owners

The global financial crisis has led to a lack of financial and credit resources both for the main owner and developer of the project ( Capital Group ) and potential buyers and tenants of new premises.

On March 27, 2009 Sberbank of Russia OJSC , Sberbank Capital LLC and Capital Group announced the signing of restructuring agreements for a Capital Group loan totaling more than $ 400 million. In addition, an agreement was signed on additional investment by the Sberbank of the construction of the IFC City of Capitals. The volume of investments amounted to about 180 million dollars, co-investment - 90 million dollars, an additional credit line - 90 million dollars. As a result, Sberbank received the rights to a part of residential apartments within the IFC “City of Capitals”, and the Capital Group remained the managing company of the complex [1] .

Buyers and Tenants

The Russian subsidiary of the Turkish Garanti Bank - “Guarantee Bank - Moscow” - has acquired more than 2 thousand m² of office space in the City of Capitals multifunctional complex (IFC). The bank was considering moving to Moscow City in 2010 [2] .

Design Features

The office area of ​​the "City of Capitals" has several entrances, including from the promenade, from the underground parking and from shopping galleries.

The design of the apartments and offices of the complex involves panoramic glazing, which allows the best use of natural sunlight.

The underground parking of the “City of Capital” was designed with the calculation of 1 parking space per 60 m² of office space [3] .

Energy supply of the building is carried out by Mosenergo according to the 1st category. The building has transformer substations of 20 / 0.4 kV.

Ratings

At the end of 2010, the Moscow Tower was among the ten best skyscrapers in the world in the ranking compiled by Emporis Standards as part of the Emporis Skyscraper Award and based on expert ratings awarded for aesthetic appearance and compatibility with the urban environment [4] .

In 2012, the complex took first place among European skyscrapers in the popularity tournament at the SkyscraperCity forum [5] , leaving the Mary-Ex Skyscraper in London in second place [6] . In the world tournament, the “Cities of Capitals” complex did not reach the final round, losing 8% of the votes in the preliminary round to the Empire State Building in New York [7] .
