Sun Valley is the largest [1] complex of residential neighborhoods designed and under construction in the Oktyabrsky district of the city of Tomsk . The construction is carried out by the Tomsk House-Building Company within the framework of the priority national project “ Affordable and Comfortable Housing ” [2] . On the territory of 264 hectares it is planned to build 9 microdistricts with the entire transport, municipal, road and social infrastructure with a total area of more than 1 million m² [3] . The construction of a residential complex has been underway since 2008, and the latest information is scheduled for completion in 2018 .
The planned population of the district is 130 thousand people. The volume of investments in the project is 54 billion rubles [3] .
Of the 9 microdistricts that make up the “Sunny Valley”, work has begun in six [4] . 260 thousand m² of housing was commissioned.
Until the end of 2013, it is planned to commission 100,000 m² of housing, build a school and 2 kindergartens, in 2014 another kindergarten.
Neighborhoods
Sunflowers
"Sunflowers" - the first started in the framework of the construction program of the neighborhood. The project provides for residential buildings with 17-storey monolithic and 10-15-storey large-panel buildings of the 75th series [3] . In addition to residential development, it is planned to build two nursery gardens (one of which was leased), a multi-level parking lot and a multifunctional public complex.
The first objects were commissioned in 2009 [5] , at the moment the construction is at the final stage of construction.
As of June 2012, 11 houses have been built in the microdistrict, the construction of another one has begun, and the construction of a shopping center is also at the final stage.
Green Slides (Microdistrict No. 9)
The planned area of the neighborhood - 21 hectares. The project envisages residential construction of 17 residential buildings of variable number of floors from 9 to 17 using various construction technologies. As expected, 200 thousand m² of housing for 8,600 people will be put into operation in the microdistrict territories [6] .
The development plan includes the construction of an administrative-residential complex with an area of 70 thousand m² (they plan to accommodate an international congress center), the construction of three 17-storey buildings combined with a common composition is planned in the center of the microdistrict. It is also planned to build zones for children's games, a school, parking lots, an aquapark, a swimming pool, a shopping complex, etc. [6] Two kindergartens should be erected [7] with geothermal heating technology first used in Russia and energy efficiency class “A” .
As of June 2012, 7 houses have been built in the neighborhood, a kindergarten has been commissioned [8] . Work continues on the construction of another 6 houses, as well as the construction of a swimming pool. Project documentation is being developed for the construction of a school, a second kindergarten, and an administrative and commercial center [9] .
In 2013, a school and a kindergarten will be built [10] [11] .
District 5
It is planned to build up the existing microdistrict Solnechny with prefabricated houses of variable number of floors from 9 to 10 with integrated social infrastructure, landscaping and gardening of the block. The project plans the construction of 13 houses for 4084 people.
Zarechny (Microdistrict No. 7)
The project provides for the construction of residential buildings of variable number of floors from 5 to 10, playgrounds and recreation areas [12] .
As of September 2012, construction of the first 9-storey and two 5-storey panel houses began in the microdistrict. At the same time, another 5-storey building was erected in just a month (in May), by the end of 2012 it is planned to put it into operation [13] [14] [15] .
The neighborhood entered the program of construction of new kindergartens in Tomsk in 2013 [16] . The kindergarten was built in 2013 [11] [17] .
