Organization of a retail park
A retail park is a complex of one- and two-story buildings or structures (at least 5 objects), grouped near a large parking lot. For the construction of the shopping center, the cheapest technologies and structures are used (sometimes even hangar structures). As a rule, all the structural requirements of future tenants are taken into account (height, column pitch, bearing capacity of floors, etc.). One building (structure) is occupied by one operator, which allows minimizing the size of general-purpose areas (corridors, vestibules, passages, etc.). By minimizing the owner’s costs for the construction and maintenance of shopping centers , rental rates on retail space in retail parks can be very low, which allows tenants to significantly reduce prices for goods sold. This, in turn, encourages buyers to actively use such shopping centers. The tenants of the retail space are well-known chain operators of hypermarkets of various types of goods (products, household appliances, sporting goods, furniture, clothes, etc.). Distinguish between English and French (aka American) types of retail parks [1] . In the English model, the buildings are structured fairly linearly with respect to each other, parking is in front of the buildings. The complexes themselves are usually located within the city. In French, the building modules are located around the central platform, where parking is usually located. Shopping centers of this type are most often built outside the city.
Retail Parks in Russia
The classic retail park has not been implemented in any domestic project, as Russian developers cannot get away from the concept of fundamental buildings. One of the first was opened by Retail Park shopping center [2] in Moscow, then the DOKER retail port [3] in Yekaterinburg and retail park city shopping center [4] in Penza.
Projects
Many experts in the commercial real estate market predict an increase in the variety of retail formats in Russia. One of the promising areas is the development of the retail park format.
- In the summer of 2010, the retail park project was announced in Nizhny Novgorod . The implementation period is 2014.
- August 3, 2011 a contract for the construction of a retail park was signed "Tver" in the city of Tver . The completion date is I-II quarter of 2013, completed in 2015. The second phase of the project was introduced in 2016.
- The opening of a retail park in Chelyabinsk is planned for 2015.
- In 2023, the opening of a retail park in Voronezh is planned.
